桑樹街，講訴在紐約的曼哈頓，一種緻命的傳染病正在迅速傳播，它能使一個正常人轉眼間變為嗜血的鼠類怪物。局面已經快要失去控制，人們為了活命必須想盡一切辦法……
劇情簡介
故事發生在紐約市中心的51号桑樹街。某天，地鐵上，一名乘客莫名其妙的被一隻狂躁的老鼠咬傷了，而在城市的另外一個角落有人也遭到了同樣的遭遇。這些被咬的人身體發生了怪異的變化，慢慢的變成了一種新的邪惡的物種。這種物種充滿邪惡與力量，具有毀滅一切的欲望，很快病毒就随着老鼠和這種邪惡的怪物蔓延到城市的每個角落。很快，街道上便擠滿了這些新生的怪物。
幸存者中退休的拳擊手克拉奇（拉裡•法森頓 Larry Fessenden 飾）此時與其他六個被從51桑樹街驅趕出來的房客正在一所房間中緊張的封門、堵窗，以阻止外面蜂擁而來的異類。究竟他們的掙紮能否拯救這個世界？
